Greetings River Farms Residents,
To assist you in getting acclimated to the different deed restriction processes, we want to provide information regarding compliance inspections.
Compliance inspections are performed once a month. During these routine inspections, the compliance inspector will be monitoring and citing violations, including but not limited to the below-mentioned items.
The first letter you receive notifying you of the violation is considered a "Courtesy Notice". If the violation still occurs after the cure period, the violation will be escalated, resulting in a certified letter and a fee assessed to the account.
The Board encourages homeowners to act on curing the violation and communicate with our office upon receiving the first notice.

TOP VIOLATIONS :
- 1.Landscaping Maintenance: Grasses, weeds, and any other vegetation must be maintained in a neat and attractive manner. The yard must be regularly mowed, weeded, edged, and always trimmed, including plant beds, expansion joints, fence lines, driveways, curbs, and foundations. All curb gutters must be kept free of rubbish and debris to facilitate rapid rainwater removal.
- 2.Trees, Bushes & Scrubs: Trees must also be trimmed. This will prevent branches from hanging over into your neighbor's yard and potentially damaging their fences or roof. Trees must also be trimmed high enough so as to not damage/obstruct emergency vehicles like fire trucks. Dead trees should be brought down to a safe height or removed entirely if they pose a risk to nearby structures, property, or passing vehicles. If a tree needs to be removed, please grind the stump. Bushes and/or scrubs also needs to be trimmed around the homes landscape beds. No hedge of more than 6 feet in height shall be permitted in front of any dwelling.
- 3.Fences & Gates: All visible fences and gates must be sturdy, upright, and in good visible condition. Chain link fences are not permitted if they are visible from the street. You do not need a ACC to replace a picket.
- 4.Vehicle & Trailer Storage: No trailers or any kind, boats, RVs, campers, or inoperative vehicles of any kind shall be parked or stored in the public street right-of-way or visible from the street.
- 5.Grass Parking: No vehicles of any kind shall be parked or temporarily permitted to remain on any part of a property’s visible grass area. Vehicles should only be parked on improved surfaces designed for vehicles such as driveways, garages, or on the street.
- 6.Exterior Home Maintenance: All painted surfaces should appear freshly painted. Also, make sure all other exterior surfaces are free from dirt, mold, mildew, and algae. All visible doors and windows must be clean and in good repair. Please remove debris buildup from the gutters.
- 7.Unapproved Structures/Improvements: No buildings or improvements of any character shall be erected, or changes made in the design thereof after original construction, on any Lot until the construction plans and specifications and a plan showing the location of the structure or improvements have been submitted to and approved in writing by the Architectural Control Committee. - 8.No Parking: No Truck, truck-tractor, tractor-trailer, bus, trailer, boat or marine craft shall be left parked in the street in front of any lot except as auxiliary to the construction or repair of a house or houses in the immediate vicinity, or for the servicing of or delivery of goods or merchandise. The parking of any vehicles on any street for more than a fourth-eight (48) hour period shall be strictly prohibited.
- 9.Garbage and Trash Collection: No lot shall be used or maintained as a dumping ground for garbage, rubbish, or trash. Garbage, rubbish, or trash shall not be permitted on any lot unless the same is stored in a sanitary container or containers and removed from the premises promptly. Garbage removal by any governmental Sanitation Division on its regular schedule for servicing the street upon which a lot is situated shall be deemed requisite promptitude for the removal of garbage. Accumulations of rubbish or trash is including, but not limited to grass cuttings and tree limbs, shall be removed not less often twice a month.
